December home sales in the area broke records this year with a total value of $87.3 million for residential transactions in the final month of 2019.

That represents a 45.1 per cent jump from December 2018 and a new record for the month, according to a news release by the Southern Georgian Bay Association of Realtors (SGBAR).

The total number of homes sold in December was also up in 2019 over 2018, but not by the same margin.

There were 158 units sold in the Southern Georgian Bay region last month, which is a 22.5 per cent increase over December 2018.

In 2018, annual sales – a total of 3,317 units in 2019 – increased by 8.9 per cent over 2018.

“Home sales have been steadily improving since the spring, and that continued in December,” said Stan Reljic, president of SGBAR. “Activity really picked up in the eastern district to finish the year, with sales coming in just one transaction shy of the December record.”

The eastern region includes Midland, Penetanguishene, Tay, Tiny, Severn, and Georgian Bay Townships. There were 69 homes sold in December 2019 in this region, which is a 40.8 per cent increase over December 2018. There were 1,320 units sold in this region in 2019, which is an increase of 6.3 per cent over 2018.

In the western region, which includes Wasaga Beach, Clearview Township, Collingwood, The Blue Mountains, Meaford, and Grey Highlands, sales are typically higher. Last month there were 89 units sold in the region, which is an increase of 11.3 per cent over December 2018. There were 1,997 units sold in the west in 2019, which is a 10 per cent increase over 2018.

At the end of last month there were 751 active residential listings in the Southern Georgian Bay area.
