June Market Report: Demand for listings greater than the supply

Sales continue at a brisk pace in Southern Georgian Bay

There’s no denying that the real estate market in Southern Georgian Bay is hot. All you have to do is look at the numbers.

The figures for June 2021 are in and they tell a pretty clear story. The relatively strong sellers’ market continues. 

In June there was a 100% sale/list price ratio and homes sold in just 16 days on average. To help put that in perspective, this time last year listings were on the market for an average of 38 days.

The month also saw a record sales volume of $218,273,692, up 15% from June of 2020. And yet the number of units sold was 266, down 12% from the same time last year. 

There are still fewer new listings coming onto the market. In June we saw 373 new listings, a number that is a decrease of 15% from a year ago. 

The good news? The June average sales price is a record high of $820,578; it’s up an incredible 30% from last year.  

If we pull back even further and look at year-to-date (YTD) numbers, those figures are even more impressive. The YTD average sales price in the region is $843,447, a giant increase of 40%. 

Unit sales are up in five price ranges, starting from $500K all the way up to $2M+. Dollar sales and unit sales are up for single-family homes, condos and townhomes, as well as vacant land. The average days on the market has come down for all of these and the average sales price is up across the board.

With record volume sales and strong unit sales in Q2—and the YTD average sales price climbing very nicely—we’re certainly well positioned for a strong latter half of 2021.

Expect markets to continue to be healthy in Collingwood, Thornbury, Creemore, Craigleith, Meaford, Wasaga Beach and Stayner.

Real estate in Collingwood and Southern Georgian Bay will of course always be in demand. What changes are the specific market conditions, especially now as we move further and further away from pandemic-related restrictions and closer to a return to normal.
