The current site plan for a new proposed development at 580, 590 and 560 Sixth St. in Collingwood.

Following an unsuccessful run at a plan of subdivision for land on Sixth Street back in 2019, a developer is now taking a crack at a new, bigger plan for nearly 350 new housing units.

During Monday’s regular meeting of council, there will also be a public meeting about the plan for six hectares of land in Collingwood’s south-west end. According to the notice provided by the town, the proposed development at 580, 590 and 560 Sixth Street will an apartment building consisting of 272 units and 75 townhouse units. A park is also included as part of the plan of subdivision.

The public meeting is required by the Planning Act because the proposal for the site includes more units than the current official plan and zoning bylaw allow.

A previous submission from the developer on the land was last considered by council in 2019, and was struck down by council at that time. Under that submission, the 560-Sixth-Street parcel was not included in the plans, and the plan at that time was for 64 apartment units and 40 townhouse units.

The owners, currently listed as two Ontario numbered companies, are represented by agent Krystin Rennie of Georgian Planning Solutions.

The requested official plan amendment would change the zoning on a portion of the property from medium-density residential to high-density residential, to allow for the apartment building.

The zoning bylaw amendment would be to change the zoning on the remaining part of the property to allow for the townhouse developments, as well as the park and public roadways.

The last formal submission made on behalf of the developer was received by the town on Aug. 25, 2022.

The open public meeting will take place on Monday, Jan. 30 at 5 p.m. as part of council’s regular meeting. Any members of the public may attend in person in council chambers at Collingwood town hall, or virtually by Zoom webinar. The meeting will also be livestreamed on the town’s YouTube channel here.
